Vancouver Canada News Morning Buzz: Don?t Look For Real Estate in Vancouver to Fall

Although much has been written about high property prices in Vancouver, seldom is a broad perspective offered.? A popular quote from the year 1911:

Land prices are high, it is said, higher than anything would warrant. ?Why, the workingmen cannot afford to pay at the rate demanded for these tiny outside lots?, asserted one man recently. The same thing was said here twenty years ago, answer the pioneers; others of us know that it was repeated ten years ago and five years ago, and our children and our children?s children will hear the same tale of woe decades hence.

Fast forward to today, and I?ve heard Vancouver?s most knowledgeable and well informed developers say that Vancouver is and always has been one giant real estate play.

Looking back at interest rates in Canada over the last 100 years, they have been low or moderate for almost the entire time, and high for less than 10 years. Rates spiked up sharply from 1979 to 1983, falling back a bit only to be followed again by another modest spike from 1986 to 1991. To baby boomers ? a large demographic of home buyers ? memories of early 80?s interest rate hikes are firmly entrenched, just as their parents who lived through the 1930?s never shook those depression-era memories, causing that generation to save every dime ever earned.

I suggest that we will never see a repeat of anything remotely close to the interest rate regime of the early 80?s. Why? One very simple answer: If you? could put your money into a normal savings account and earn 10% interest, why would anyone ever buy stocks, bonds, RSP?s, mutual funds, or commodities? The financial services industry has exploded in size, complexity and breadth since 1980, becoming entrenched in the Canadian economy, but who needs any of it if you can make 10% by just putting your money in the bank? Canadian banks are well positioned in the financial services industry and the same banks also control mortgage lending for real property in Canada. I suggest that high interest rates in the range of 10% would be detrimental to the financial services business units owned by banks and on the financial services industry in general; why buy any of the complicated managed money products if a simple savings account will do the trick?? My feeling is the financial services industry is not particularly interested in reinventing itself in order to deal with significant interest rate increases. A sharp rise in interest rates would also dampen the real estate industry, but people always need a home in which to live. Combined with the fact that immigration to Canada is now so significant that demand for homes is increasing at incredible rates, these factors could mitigate the impact of higher interest rates on real estate pricing to some extent.

Turning back to Vancouver today, we are a city with a finite supply of land and a growing population. But is our supply of land merely finite, or is it shrinking? The condo boom continues,? and over the next 20 years the City of Vancouver will approve the construction of many thousands of condos and townhomes in an effort to provide housing for our growing population, as well as to make homes more affordable. In the course of doing so, countless single family homes will be demolished and many condo buildings will be built in their place. The Cambie corridor alone will see the destruction of numerous homes to make way for condos, townhomes and ? duplexes.? So, 20 years from today we?ll have far fewer single family home residences in our market. Assuming that immigration remains as important to Canada as it has been since 1867, I think it?s safe to say that single family home prices in Vancouver have nowhere to go but up in the long term. Less supply + increasing demand = higher prices!? Not that there won?t be mini market adjustments or corrections, just as Vancouver?s West Side has done for the last 6 months, but I?m still banking on real estate. Looking at Vancouver through foreign eyes seems to be the appropriate perspective. Investing in that single family home today may seem daunting, but it?s still going to be a solid investment, just as Vancouver has always been.

RED unveils Dragon sensor upgrade, turns Epic and Scarlet into a 6K camera

Love gadgets named after Hannibal Lecter movies? Good, because RED's announcing the RED Dragon upgrade kit that'll bolt onto your EPIC or Scarlet camera to provide resolutions of 6K at 85fps or 5k at 120fps with 15+ stops of Dynamic Range. Company founder Jim Jannard has said that the sensor is slightly larger than that of the Mysterium-X, but the pixel size is smaller, promising that "most of the current lenses will work" with the new hardware. It'll cost EPIC users $6,000 and arrive "late in the year," but bad news if you've got a Scarlet: it's back of the queue time for you until 2013, with no word on what it'll cost you, either.

Combined vaccine not tied to seizures in older kids ... - Health.am

Although the combined vaccine against measles, mumps and chickenpox comes with a small risk of fever-related seizures in toddlers, a new study suggests that?s not true in older children.

The measles-mumps-rubella-varicella (MMRV) vaccine has been available in the U.S. since 2005. It combines the traditional MMR vaccine with the anti-chickenpox shot so young children can undergo fewer jabs.

But after its release, the MMRV vaccine was found to carry a small risk of fever-related seizures in one- to two-year-olds - the age at which the first dose of the vaccine is given.

Fever-related, or ?febrile,? seizures are short-lived, lasting about a minute or two.

Though the seizures are ?very scary? for parents, ?they are not dangerous, and they do not lead to later epilepsy or seizure disorders,? lead researcher Dr. Nicola Klein, co-director of the Kaiser Permanente Vaccine Study Center in Oakland, California, told Reuters Health in an email.

Experts now recommend that parents opt for either the MMRV or separate MMR and varicella shots for their toddlers. The separate shots seem to cut the odds of a fever-related seizure.

The MMRV vaccine combines the attenuated virus MMR (measles, mumps, rubella) vaccine with the addition of chickenpox vaccine or varicella vaccine (V stands for varicella). The MMRV vaccine is typically given to children between 1 and 2 years of age.

Several companies supply MMRV vaccines. ProQuad is marketed by pharmaceutical giant Merck and was approved in 2005 for use in the United States by the Food and Drug Administration for children ages twelve months through twelve years. Another MMRV vaccine called Priorix Tetraby GlaxoSmithKline has been approved in Germany and Australia.

But that has still left questions about the second MMRV vaccine, which is given between the ages of four and six.

In the new study, researchers found no evidence that the vaccine significantly raised the risk of fever-related seizures in those older children.

The findings, reported in the journal Pediatrics, are based on medical records for nearly 87,000 four- to six-year-olds who received the MMRV shot between 2006 and 2008. Another 67,000-plus received the MMR and varicella vaccines separately, on the same day, between 2000 and 2008.

? Causes rash, cough, runny nose, eye irritation, fever.
? Can lead to ear infection, pneumonia, seizures, brain damage, and death.

Mumps
? Causes fever, headache, swollen glands.
? Can lead to deafness, meningitis (infection of the brain and spinal cord covering), infection of the pancreas, painful swelling of the testicles or ovaries, and, rarely, death.

Rubella (German Measles)
? Causes rash and mild fever; and can cause arthritis, (mostly in women).
? If a woman gets rubella while she is pregnant, she could have a miscarriage or her baby could be born with serious birth defects.

Varicella (Chickenpox)
? Causes rash, itching, fever, tiredness.
? Can lead to severe skin infection, scars, pneumonia, brain damage, or death.
? Can re-emerge years later as a painful rash called shingles.

These diseases can spread from person to person through the air. Varicella can also be spread through contact with fluid from chickenpox blisters.

Before vaccines, these diseases were very common in the United States.

One child had a fever-related seizure seven to 10 days after getting the MMRV vaccine - the time frame in which one- to two-year-olds appear to be at risk. No seizures were recorded in kids who had the MMR and varicella shots separately.

The findings suggest the vaccine carries no particular risk of the seizures in older kids. Fever-related seizures are fairly common in children; according to the National Institutes of Health, about one in every 25 kids will have at least one fever-related seizure - though they most often affect toddlers.

So it?s not surprising that the MMRV shot has been linked to seizures in toddlers, but not in older kids, according to Klein?s team.

Even in toddlers, the risk is small, said Klein.

?It is more common for a child to have a febrile seizure caused by a cold than by an immunization,? she said.

In a 2010 study, Klein?s team found that compared with one- to two-year-olds who got separate MMR and varicella jabs, those given the combined vaccine had twice the rate of fever-related seizures seven to 10 days later.

That translated to one additional seizure for every 2,300 doses of the MMRV shot given to one-year-olds instead of the separate vaccines.

Klein said that parents should talk with their pediatrician about the pros and cons of the MMRV vaccine versus giving toddlers the MMR and varicella vaccines separately.

The vaccine is not the only one that?s associated with fever-related seizures in very young children. A recent study found a small risk among babies getting the combined vaccine against diphtheria, tetanus, whooping cough (pertussis), polio and Haemophilus influenzae type 2 - known collectively as DTap-IPV-Hib (see Reuters Health story of February 21, 2012).

But again, experts stressed that the risk was ?very small? and the vaccine was not linked to future seizure disorders.

Klein and some of her co-researchers on the study have received past research funding from vaccine makers, including Merck, which makes the ProQuad MMRV vaccine.

Robert Jordan: Negotiation Secrets for Startup Success: An ...

Startup entrepreneurs are often fueled more by passion than business savvy -- which is why so many flame out. Worse, when they believe conventional theory from negotiating gurus that says that compromise, if cleverly crafted, will drive the results they are seeking, they ultimately give away too much. According to leading negotiation trainer and bestselling author Jim Camp, these entrepreneurs can get into trouble with predatory investors, greedy suppliers, and unethical business partners if they don't learn how to negotiate agreements that are based on sound decision making, rather than compromise.

I know this from firsthand experience. I met Jim many years ago when I was being raked over the coals by a predatory VC fund. Jim became my coach and mentor. I sat down with Jim to see if he would impart a few secrets for entrepreneurs to help them succeed.

First off, let's get something out on the table. What do you have against compromise and win-win negotiating?

Where do I begin? Since the dawn of time, humans have been predators. Whether we like it or not, our instinct in negotiating any competitive agreement is to take advantage of weakness. Accordingly, when you go into a negotiation believing you'll have to give up something, you have the aura of a person in a weak or unstable position. This makes it easy for the predator to sense your fear, weakness, and lack of strong commitment -- leading them to demand more than you offer. You "believe" you have to give it, and so you do. Also, when you enter negotiations with a fixed, compromise mindset, you think you're avoiding conflict, but you're actually creating it. When we give up something important to us, it builds resentment. It promotes the feeling of being taken advantage of, which ultimately drives conflict. Finally, unnecessary compromise limits your level of success in business by taking precious resources that weaken your business effort and impede future opportunities.

Okay, what about suppliers -- how does an entrepreneur set up good supplier relationships?

Start by determining what you are bringing to this negotiation. First, determine your mission and purpose in terms of the benefits you might deliver to the supplier/suppliers in this arena. Your products and services might positively influence their potential growth, advancement in technology, product development, and so on. That will provide a vision of what you can deliver to them and will enhance your decision making as you go down the path of this long-term business relationship. Another example -- if you can provide a proving ground for their technology, then you should ask them to fund the effort or at least share the expense with reduced costs to you to be that showcase.

What mistakes do startups make in their critical first few negotiations with key people who can help them grow?

If you really flesh out a well-developed vision of how this agreement can benefit them, then you can help them see it also. If you haven't done that work up front, you will not be able to create vision for them and find out more specifically what they need and want so that you can then position yourself as the solution to their problem. If giving you what you want is to their benefit (according to your well-thought-out mission and purpose), you can avoid the biggest mistake.

When I first met you Jim, I thought I was expert at negotiation. But I was all over the place. You are the first person I ever heard using the word "system" with negotiation. So what's the big deal about having a system?

System, Bob, and specifically the Camp Negotiation System, rejects the failed notion that compromise can and should be manipulated in order to drive an "agreement for agreement's sake." The Camp System instead focuses on applying principles and rules, managing behaviors and activities to exert influence, and creating vision for our respected opponents in order drive the outcome we want. This system uniquely acknowledges the right of all negotiating parties to take responsibility of their decision, including a veto or rejection of the agreement, and in doing so leaves all parties free to develop the vision that delivers more effective decisions, stronger agreements, and measurable results without needless compromise.

Let's face it Jim, at this point you don't need to work with starving entrepreneurs when you have Fortune 500 CEOs calling you. What's your mission and purpose with entrepreneurs?

To deliver much higher levels of dollars and ownership to them so they can employ more people in the world, which benefits everyone. They should never feel lost, defeated, or taken advantage of in any negotiation, and should be in complete control of where they are and where they are going.

HTC One X battery life - impressive performance after three weeks of use

Fun story about the HTC One X battery life. I've seen it be one of the worst performers (thanks to a since-squashed server-side bug), and I've seen it be one of the best. In addition to reviewing phones, we often end up as guinea pigs, using hardware that's barely had time to let the glue dry, or software that's not quite final. In the case of the HTC One X, it's been both. The hardware is solid. I've got no concerns about that, save for maybe scratching the camera lens. 

HTC One X - April 3The software we're running on our review unit actually is a tick above that of the retail units. I'm not sure if that's causing some disparity. But more than that, my usage case is going to be different than yours. My network is different than yours. I am not a normal user. 

That said, I've been pretty impressed with what I'm seeing after three weeks of use. 

When I'm at home, working, I'm on Wifi. And that's for a good chunk of the day. Not every day, though. So when I'm running around town, chasing after the kids or doing errands, I've been on AT&T. I'm pretty heavy on Twitter (and I'm back on Seesmic, since it finally updated for the HTC One X), Facebook and Google+ throughout the day. Browsing, too. And because the One X has that excellent camera, I've been taking more than my fair share of pictures (which I've got auto uploading to Google+ when I'm on Wifi). 

So there's your macro view of how I roll. And I'm getting well over 12 hours of use between charges. Hell, I'm getting well over 15 hours on a single charge. It's a little ridiculous when I stop to think about it, and it makes me want to pick up the phone and use it some more.

We're going to have to see how this changes once we get the AT&T version of the One X here in the states. For one thing, it'll be using the dual-core Qualcomm S4 processor instead of NVIDIA's Tegra 3. For another, it'll have LTE data in some locales, and presumably it'll have some fine-tuning for AT&T that this European GSM version won't (though they do share the same radio frequencies, so maybe that'll just be in our heads).

That doesn't change the fact that when the One X battery is drained, you'll be needing a charger. No swapping batteries. So keep that in mind. But once we get it on AT&T, it'll be an interesting experiment, to be sure.

Kofi Annan seeks Iran's help in Syria crisis

TEHRAN, Iran (AP) ? Special envoy Kofi Annan said Wednesday in Tehran that Iran could help solve the crisis in Syria, where activists reported fresh violence near the capital Damascus a day before an international cease-fire is supposed to take effect.

Iran is one of Syria's strongest allies, and former U.N. chief Annan went there to bolster support for his faltering plan to stop the country's slide toward civil war.

"Iran, given its special relations with Syria, can be part of the solution," Annan said during a news conference with Iran's Foreign Minister Ali Akbar Salehi. "The geopolitical location of Syria is such that any miscalculation and error can have unimaginable consequences."

The conflict in Syria is among the most explosive of the Arab Spring, in part because of the country's allegiances to powerful forces including Lebanon's Hezbollah and Shiite powerhouse Iran. The uprising that began more than a year ago seeks the ouster of authoritarian President Bashar Assad.

Iran has opposed any foreign intervention in the crisis and Salehi insisted that "change in Syria" should come under the leadership of Assad.

Syria's regime defied the Tuesday deadline to pull out troops from cities and towns that was set in the deal brokered by Annan and launched fresh attacks on rebellious areas.

But Annan insists there is still time to salvage the truce by 6 a.m. Thursday, the deadline for government and rebel fighters to cease all hostilities.

"We've been in touch with them (Syrian rebels) and have had positive answers from them. ... I think by 6 in the morning on the 12th, Thursday, we should see a much improved situation on the ground," Annan said.

"It is possible to do it and it should be in the interests of the people of Syria," he added.

Turkey's Deputy Prime Minister Besir Atalay, who met Annan on Tuesday, said the international envoy "appeared worried to me." Atalay told Turkey's TV 24 channel that the Syrian regime is not fulfilling its promise and while withdrawing its forces from one area, it is deploying them in an another.

He added that if Annan's plan does not succeed in ending the violence in Syria, "the world will rethink. This time, the U.N. Security Council will have no excuses. It will be more difficult to use their veto right." He was referring to Russian and Chinese vetoes of two past Security Council resolutions condemning Assad's regime for the crackdown on protesters.

There was more violence on Wednesday, putting the chances of a truce even deeper in doubt. Syrian troops took control of large parts of villages and towns near the border with Turkey.

Syrian state-run news agency SANA said gunmen shot and killed army Brig. Gen. Jamal Khaled in the Damascus suburb of Aqraba on Wednesday morning. It added that Khaled's driver, a soldier, was also killed in the attack.

The Britain-based Syrian Observatory for Human Rights activist group reported clashes in the Barada Valley region on the outskirts of Damascus between troops and army defectors as government forces stormed the area. The Observatory said dozens of people were wounded.

Activist Fares Mohammed said two people were killed and dozens wounded when government troops stormed and shelled Barada valley as well as damaging tens of homes.

"Many of the wounded lost limbs as a result of shelling by tanks," he said.

The Local Coordination Committees, an activist network, reported shelling of several rebel-held neighborhoods in the central city of Homs.

The Observatory said "tens of army vehicles" are deploying in the southern town of Maaraba. The Observatory added that two people were killed in the eastern town of Qoriah during raids by regime force.

Activist Mohammed Abu Nasr said Syrian forces entered the border town of Azaz, about two miles (three kilometers) from the Turkish border and set homes of activists on fire.

In a letter to the U.N. Security Council, obtained by The Associated Press, Annan said Tuesday that Syria has not pulled troops and heavy military equipment out of cities and towns, and that the regime's last-minute conditions put the entire cease-fire at risk.

The council strongly backed Annan, with all 15 members ? including Syrian allies China and Russia ? approving a media statement expressing "deep concern" at the failure by Damascus to withdraw its troops and heavy equipment.

Well: Antidepressants Can Raise Blood Pressure During Pregnancy

Taking antidepressants during pregnancy raises the risk of high blood pressure in expectant mothers, a new study shows.

Antidepressants are one of the most commonly used medications in pregnancy, and hypertension can cause problems for both mother and child. About one in five women suffer from depression during pregnancy, and up to 14 percent of those women end up using an antidepressant medication to treat it.

Though the drugs are commonly prescribed to pregnant women, there has not been much research on the effect they can have on a mother?s health.

The new study, published in The British Journal of Clinical Pharmacology, looked at more than 13,000 pregnant women, 1,200 of whom had pregnancy-induced hypertension with no history of the condition before they became pregnant. The researchers found that women taking antidepressants of any kind had a 53 percent greater risk of high blood pressure. Those who were taking Paxil, which belongs to the most commonly prescribed class of antidepressants, known as selective serotonin reuptake inhibitors, saw their risk rise even higher, by 81 percent.

Though those numbers sound high, it?s important to note that the absolute risk from taking these drugs remained low. Antidepressants raised a woman?s absolute risk of hypertension from 2 percent to 3.2 percent, and Paxil raised it from 2 percent to 3.6 percent.

Still, the findings show that women taking antidepressants while pregnant should be aware of the risk, and weigh that against the benefits, said Dr. Anick Berard, the lead author of the study and director of the research unit on medications and pregnancy at Ste. Justine?s Hospital in Montreal.

?It?s a very tricky situation for physicians and women themselves,? she said. ?But if there?s more benefit, then I would suggest take the medication, monitor the pregnancy and make sure that everything goes accordingly.?

Jobs report: The beginning of a disappointing trend?

It's a good thing the stock market isn't open Friday. If it were, the disappointing March employment report, a rare piece of negative economic news this spring, would likely have caused stocks to nosedive. As it was, U.S. stock futures (which were open) slipped, the dollar is falling and Treasury prices are spiking on the report.

The Bureau of Labor Statistics said the U.S. economy added only 120,000 payroll jobs in March, a sharp decline from recent jobs growth. The unemployment rate slipped to 8.2 percent from 8.3 percent in February, but that's largely because the workforce declined. In short, this is the type of report that is more typical of an economy beginning to emerge from recession than one that has been growing for nearly three years.

The addition of 120,000 jobs represents the 15th straight month in which jobs were added. Compared with March 2011, there were 1.9 million more payroll jobs in the U.S. in March 2012. But this represents a sharp slowdown from the pace of job creation. In each of the previous three months, the economy had added more than 200,000 positions. As is typical, the Bureau of Labor Statistics also revised the job creation for previously reported months. The January figure was revised from a gain of 284,000 to a gain of 275,000, while the February figure was revised up from 227,000 jobs created to 240,000. Looking back, BLS discovered an extra 4,000 jobs that it hadn't detected last month ? a negligible figure.

The unemployment rate continued its decline, falling from 8.3 percent in February to 8.2 percent in March. But that's not necessarily good news. BLS creates its jobs metrics through two surveys. In the establishment survey, it calls up companies and asks them how many people they employ. This survey produces the payroll jobs figure. In the household survey, it calls up people at home and asks them about their work situation ? whether they're working, whether they are looking for work, or whether they have stopped looking and are no longer in the labor force. The results of this survey produce the unemployment rate. And in March, the labor force actually shrank by 164,000. The labor force participation rate fell from 63.9 percent in February to 63.8 percent in March. That's why the unemployment rate fell.

Where were jobs created in March? Manufacturing had a strong month, adding 37,000 positions. Gains were also seen in professional and business services (31,000), health care (26,000), and food services and drinking establishments (37,000). There was significant weakness in retail, which lost 34,000 positions in March. Average hourly wages bumped up a bit, but because the average number of hours worked fell in the month, average weekly wages fell as well.

And in March, as it has for the last two years, what I've dubbed the "conservative recovery" continued. For much of the past two years, the private sector has consistently added jobs while the public sector ? federal, state and local government ? has consistently cut them. That trend continues in March, though there are signs that austerity's effect on public sector jobs is waning. In March, government reduced employment by 1,000. Since May 2010, government employment has fallen by one million while the private sector has added 3.7 million jobs.

All in all, this was a disappointing report that was at odds with the prevailing data flow. Other labor market indicators have been trending in a more positive direction. Weekly first time unemployment claims are at a four-year low. In March, layoff announcements fell sharply from the previous month. At the end of January, there were 3.46 million job openings in the U.S., up 21 percent from the number of openings in January 2011. Ultimately, however, the monthly payroll jobs figure is the one that matters most ? for the economy at large, and for the politicians whose electoral success will depend in large measure on the payroll jobs figures for the next several months. We'll have to wait 30 days to see if March's report was an anomaly or the beginning of a new, disappointing trend.
